Why Are Foreign Transfers Falling? #

REIC's recorded Q1 figure shows foreign condo transfers down 17.3% to 3,241 units, value down 17.9%.2 K-Research's 20% full-year forecast has not happened yet.3

The nationality split tells the real story. Chinese buyers, the largest group, pulled back hard: 906 units, down 38.8%.2 Russians did the opposite; units rose 33% to 383, value rose 68.7%, a smaller cohort buying pricier stock.2 None of it is enforcement.
