Better-than-Freehold® was created by Andrew Moore, a specialist in property with extensive experience in UK consumer finance and the Thai international property market. Drawing on his deep knowledge of regulation and international corporate governance standards, Andrew recognised that a truly secure solution required a bridge between global standards and local expertise.
He brought together a dedicated group of professional Thai partners to create a solution that is both internationally robust and fully compliant with local regulations.

Andrew Moore entered the Thai property market with a fresh perspective. Having been involved with Thai property transactions for more than 20 years coupled with 35 years of experience in regulated UK financial services and board-level leadership, he brought a deep understanding of international law and corporate governance to the table. He saw foreign investors and buyers signing onto risky nominee structures that their own lawyers privately warned them about, and watched as renewal promises failed when property owners passed away or sold their land.
The 2025 anti-money laundering reforms were the turning point. Nominee structures moved from a 'grey area' to a serious criminal offense. Recognising the need for a truly secure solution, Andrew brought together a group of professional Thai commercial partners to design a new path. The Better-than-Freehold® architecture has taken nearly two years to develop and was rigorously reviewed by Nishimura & Asahi in Bangkok before a single client was approached.
Drawing on Andrew Moore's expertise, we worked with a select group of professional Thai partners to design a unique four-entity structure. Every part of the model was built from scratch and is stress-tested against Thai property laws to ensure total security.
We instructed Nishimura & Asahi in Bangkok and leading international legal experts to perform a rigorous review of the entire structure. These professional opinions were completed before pre-launch.
With a tax review by Forvis Mazars and insurance cover issued by market-leading Thai public listed insurance companies, we have ensured that every component of Better-than-Freehold® is independently assessed and secure.

One of Asia's largest law firms, with a long-established Bangkok office validated the structure's alignment with the Thai Civil and Commercial Code, the Land Code, the Foreign Business Act, and the 2025 anti-money-laundering reforms, ensuring total compliance with Thai property law.
Tax review
Global audit, tax, and advisory firm operating in over a hundred countries. Reviewed the tax implications of the BtF framework. This includes a detailed assessment of the tax implications for the Siam Venture Capital lending structure and the trust accounting managed by SPH Trustees. This oversight ensures a secure, transparent, and fully compliant financial path for BtF customers.
Insurance protection
Our structure is backed by market-leading Thai public listed insurance companies. Comprehensive protection includes Professional Indemnity (PI) and Third-Party Liability for the Better-than-Freehold® structure itself. Additionally, every property and investor/buyer are covered by individual Home Multi-Cover policies, which include bundled Third-Party Liability. This ensures that the legal framework and the individual assets are protected by institutional-grade insurance.

Each of the four entities is fully incorporated, licensed where required, and insured by a market-leading Thai public listed insurance company. The platform launches as a coordinated, professional whole.
Forvis Mazars has completed the tax review, and our operational entities are covered by a top-tier Thai insurer. SPH Trustees trust license is due to be issued in June 2026 by the Labuan FSA. Every validation is in place now or under final approval.

An independent, Thai lawyer-led enforcement agency. Appointed by both parties, CBSA manages dispute resolution and holds "step-in" rights to protect the investor/buyer's interests outside the court system.
Our offshore lending platform. SVC will provide financing up to 50% of the property value (Q1 2027), as well as conversion loans (Q3 2026) for those exiting nominee structures.
