What the DBD Announced #
Each entity has 90 days from the 19 August publication to lodge a clarification or objection with the Department of Business Development before strike-off proceeds.2 This year's total runs roughly 20 per cent above the 9,343 entities covered by the equivalent exercise announced in September 2025.4 Objecting does not mean dissolving the company. It means proving the entity is active, which for most non-filers means producing three years of avoided statements.
What Happens After a Company Is Struck Off #
Strike-off removes a company's legal-entity status. It can no longer sign, sell, mortgage or defend title to property it holds. That protection does not reach the people behind it: liabilities of managing partners, directors, managers and shareholders stay fully enforceable, and reversal means a court application within ten years.23
Most coverage underplays this. A struck-off company is not closed. It is a live liability wrapped around a paralysed asset.
What This Means for At-Risk Property-Owning Companies #
Someone still inside a high-risk or at-risk property-owning company should treat this list as a closing window. A company that has not filed for three years is a strike-off candidate and, at the same time, exactly the pattern nominee screening is built to catch. And a struck-off company cannot execute the transfer documents a divestment requires.
Once capacity to transact is gone, divestment, typically eight to sixteen weeks and expected to shorten to under four as Better-than-Freehold™ grows, becomes a court matter rather than a Land Office one. Nominee enforcement, separately, still pairs forced disposal by the Land Department with dissolution by the courts; the Anti-Money Laundering Act predicate-offence amendment remains unenacted, direction rather than deadline. Anyone weighing a Thai company under the Ministry of Commerce's register as the route into a purchase should price in the upkeep. A company carries a filing obligation for every year of ownership, and three missed years is exactly what triggers a cleanup like this one. The route was never compliant for controlling Thai land.
